Rental Rules We love that we can share our home with you but please treat the home, belongings, and property with care. 1. No glass of any kind is permitted in or near the pool. If broken glass is found in the pool, guests may be responsible for the cost to drain and clean the pool. 2. Parents/Guardians must closely supervise their toddlers and children at all times. 3. No pets. 4. No Visitors. People other than those set forth above may not be on the property at any given time. Any person on the property is the sole responsibility of Guest. If there are more guests than disclosed in the Rental Party, the security deposit (also called “damage deposit”) will automatically become forfeited and guests may be asked to leave. 5.The property is privately owned; the owners or manager are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners or manager are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. 6. No illegal substances are to be used, sold, or distributed on the property. 7. No parties and/or loud music. Please respect the neighbors and their privacy. The property is equipped with a noise monitoring system. Excessive noise may result in termination of your stay without refund. 8.Keep the property and all furnishings in good order. 9. NO SMOKING. The security deposit (also called “damage deposit”) will automatically become forfeited for smoking indoors and additional remediation expenses may be imposed. 10.Only use appliances for their intended uses. 11.Practice safety at all times. 12.Parking: Please park in the driveway. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. 13.Housekeeping: There is no daily housekeeping service. Daily maid service is not included in the rental rate. While linens and bath towels are included in the unit, we do not permit towels or linens to be taken from the house. Do not leave wet towels on the furniture. 14.Checkout is at 11AM. Late checkouts may be subject to a $100/hr fee as we often have new guests arriving and schedule cleaners to arrive soon after 11AM. 15.Storms: 1.If there is a storm or hurricane, no refunds will be given unless: •the state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or •A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest. •The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund: 2.-Any unused portion of rent from a guest currently registered; 3.-Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and 4.-Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period. Release of Liability, Waiver of Claims, Assumption of Risk, and Indemnity Agreement--- IN CONSIDERATION for being permitted to enter premises and property for vacation rental or any other purpose, the undersigned, for himself/herself, his/her personal representatives, guests, children, heirs, and next of kin, acknowledges, agrees, and represents that he/she has or will immediately upon entering, and will continuously thereafter, thoroughly inspect such areas and his/her continued presence constitutes an acknowledgment that he/she has inspected house, pool, patio, and entire property and he/she finds and accepts such areas as being safe and reasonably suited for the purposes of his/her use, and he/she further agrees and warrants that if, at any time, he/she feels anything to be unsafe, he/she and all guests will immediately leave the area and advise appropriate persons. I wish to swim at the vacation home’s pool facilities during the length of stay at your vacation home. By swimming in the vacation home pool, I recognize and fully understand certain things, including: •At no time is there a lifeguard on duty, you (the renter) are responsible for the safe operation of the pool and are responsible for all persons using the pool during your stay. •My use of the pool facilities during my stay involves certain risks, including but not limited to: 1.The risk of injury resulting from possible malfunction of the pool equipment; 2.The risk of injuries resulting from tripping or falling over obstacles in the pool area; 3.The risk of injuries resulting from unsupervised divers and swimmers colliding; 4.The risk of other injuries resulting from participating in any action in the pool. •I recognize and fully understand that the above list is not a complete or exhaustive list of all possible risks; the list only provides examples of types of risks that I am assuming. In exchange for the Owner allowing me to utilize the pool and area during my stay, I hereby agree to the conditions below. I fully intend and choose to give up the legal rights, as stated below: 1. TO WAIVE ANY AND ALL CLAIMS that I have or may have in the future against the Owner, its directors, officers, employees, agents, or representatives (hereinafter referred to as the “Releasees”) relating to my use of the pool and pool area; 2.
